Original kitchen designs, and Hamilton specification (excludes shelving)

Hillcrest Court is situated in the heart of the prestigious market town of Amersham, only a couple of hundred yards from the main line and underground service running into London.  The apartment blocks underwent substantial £5.3m renovation, conversion and extension works to create 31 apartments with a concierge service as well as substantial new retail attractions.  The project therefore needed to reflect the high, potential sales value.

 

We were recommended and invited quite late to the table on this project, and works were already underway.  In mid Dec 2016, we were initially asked to provide a like-for-like quotation against the original tender invitee.  Before close of business for Christmas, we submitted our tender.

 

Original brief: Integrated handle high gloss units, 20mm granite worktops, AEG integrated washer / dryer, fridge / freezer and dishwasher, extraction, single oven, and ceramic hob, granite work tops (overmounted sink and standard kitchen tap).

 

A little concerned that we deviated from the original brief as we specified made-to-measure 20mm quartz worktops in 6 colours and fully fabricated and installed, as opposed to 2800mm x 620mm x 20mm granite supply only.  On this type of project and specification, many would argue that quartz worktops would be the only way to go, and so would we.

 

In early Jan 2017 our tender brought us into consideration. It was at this point we asked the client whether the kitchens that had been originally designed, were acceptable.  As we were providing like for like except for the quartz worktops, those original designs were in effect what they were going to get.

 

With the cheapest apartment, being a “pod” (an open plan double bedroom apartment), expected to raise £300k at sale, we felt that these original kitchen designs didn’t reflect the sales demand. Hence, we provided a more comprehensive kitchen design for the client’s consideration.

 

Our only motivation was to get the project right, and reflect the high-end market that these apartments were looking to attract, but yet still respect the budget.

 

The pods were particularly difficult as the present design incorporated a 1400mm dwarf wall to separate the lounge and kitchen area, there was no room for any dining, and the apartments were compact, with one set of patio doors allowing natural light into the apartment.

 

As the main contractors and M&E guys we’re desperate for approved kitchen designs, all the stops were pulled out to achieve a winning combination, and to ensure that the project would be completed on time. And by the end of January, we more or less had all our final designs completed.

Our final proposal:  Average 25% increase in kitchen units throughout the project, including made-to-measure cabinets and doors for symmetry and perfect fit.  12.5% increase in made-to-measure multicolour quartz worktops throughout (fully installed), drainer grooves, upstands, splashback and under mounted Smeg sink. Young and Younger 3-in-1 instant hot water tap, Smeg integrated washer/dryer, fridge/freezer and dishwasher, extractor, single oven and induction hob.  All at less than 10% above original tender.  However, our inclusion of the installation of the quartz was offset against the installation budget, and therefore this was significantly reduced.

*The quality of our 3D CGI imagery is photo quality, and to the untrained eye, most have thought that the images are the real thing.  As such, we were instructed to build all the apartments and their rooms to provide potential purchasers a virtual walk-through panoramic tour of every room in every apartment, available to view on PC, Tablet or VR Goggles.
